    10 Buyer Tips for Pensacola & the Gulf Coast

    Buying on the Gulf Coast is not the same as buying inland. Here's what we walk every buyer through before they write an offer.

    1. Understand flood zones — really understand them

    "X zone" vs "AE zone" vs "VE zone" changes your insurance cost dramatically. Always pull the elevation certificate and get a flood quote before removing your inspection contingency.

    2. Get a wind mitigation inspection

    In Florida, this single report can cut your insurance premium by 30–60%. Order it during your inspection period.

    3. Don't skip the 4-point inspection

    Insurers require it for any home over ~30 years old. Knowing the condition of roof, electrical, plumbing, and HVAC up front prevents nasty surprises at binding.

    4. Verify short-term rental rules

    If you're buying with Airbnb income in mind, rules vary by city, county, and HOA. Pensacola Beach, Perdido Key, Navarre Beach, and Gulf Breeze all have different rules — and condos often have their own minimum-stay restrictions.

    5. Read every HOA and condo doc

    Look for: special assessments, reserve studies, pending litigation, rental caps, and pet rules. We help clients spot red flags in the docs before earnest money is non-refundable.

    6. Get a roof age + condition statement

    Insurance carriers in Florida are strict — many won't write a policy on roofs older than 15 years (some 10). Confirm replacement cost vs. actual cash value coverage.

    7. Walk the property at low tide if it's waterfront

    Erosion, dock condition, and water depth all look different at high vs. low tide.

    8. Lock your rate strategically

    Once you have an accepted contract, talk to your lender about a float-down option. Don't try to time the bottom.

    9. Budget for closing costs + reserves

    Plan on roughly 2–4% in closing costs plus 2–6 months of reserves for insurance escrow.

    10. Work with someone who actually lives here

    Coastal nuance matters — flood, wind, salt air, septic vs. sewer, well water in parts of Santa Rosa. A local advocate saves you money far beyond their fee.
