    • Median sale price across Escambia and Santa Rosa counties is holding steady year-over-year, with modest single-digit gains in waterfront submarkets.
    • Active inventory is up compared to last spring, giving buyers more room to negotiate than they've had in years.
    • Days on market have lengthened — well-priced, well-prepped homes still move quickly, but ambitious pricing now gets ignored.
    • Mortgage rates continue to fluctuate; locking when you have a strong contract matters more than timing the perfect dip.

    What buyers should know

    This is the most leverage buyers have had since 2019. We're regularly negotiating:
