    Buying during a PCS means making a long-term decision on a short clock, often from another time zone. It can be done well. What it cannot survive is skipping the parts of a purchase that protect you: inspection, insurance research, title review and a realistic closing plan.

    Make the virtual tour do real work

    A polished listing video is marketing. A useful tour is evidence. Ask your agent to walk the property live, on camera, in one continuous pass: the approach from the street, both neighboring properties, the full exterior, grading and drainage, the roofline, the electrical panel, the water heater and air handler, the attic access, the garage, and every closet. Ask for the unattractive parts on purpose.

    Have the agent narrate what they smell and hear as well as what they see, because a camera captures neither. Aircraft activity, road noise, a musty crawl space or a fresh coat of paint over a repaired area are all things a live human notices and a highlight reel hides.

    Record the tour if permitted, and review it once more before writing an offer. A second viewing at your own pace catches things nobody notices while talking.

    Inspections and property condition

    Order a general home inspection, then confirm with your insurance agent whether the property also needs wind-mitigation or four-point reports. A wind-mitigation report can help document eligible insurance discounts, while a four-point inspection is often carrier and property-age dependent. Buyers should not assume every property requires both.

    Read the full report rather than the summary. Then separate the findings into three buckets: safety and structure, items that will affect insurability, and cosmetic items you can live with. Negotiate the first two and let the third go; a repair list padded with small items rarely helps a buyer on a deadline.

    If the property is a condominium, review the association's budget, reserves, insurance, recent assessments and rules with professionals before your inspection period ends. Those documents can change the cost of ownership more than the purchase price does.

    Financing, insurance and flood research

    Get a full preapproval, not a prequalification, and tell your lender you are relocating on orders. Ask directly how the lender treats your income documentation, how long the approval lasts, what the appraisal turnaround looks like locally and who signs what if you are not in Florida at closing.     Insurance is a live variable here, not a formality. Request written quotes early in the inspection period for wind, flood and hazard coverage, and share the inspection findings with the agent quoting the policy. Roof age, construction type, elevation and prior claims all affect availability and price.

    Look up the address on FEMA's Flood Map Service Center and the county floodplain tools. A flood zone is a parcel-level fact, not a neighborhood one, and the result may change both your insurance cost and your lender's requirements.

    Closing logistics from a distance

    Decide early how you will sign. Options generally include signing in advance, signing at a title company near your current duty station, remote online notarization where permitted, or granting a specific power of attorney to someone you trust. Each has requirements that the lender and title company must approve in advance, so raise the question when you go under contract rather than in closing week.

    Confirm how funds will be transferred and verify wiring instructions by calling a number you already have on file. Wire fraud targeting buyers is common, and a relocating buyer under time pressure is exactly the target.

    Plan the final walk-through with someone physically present, even if that is your agent on video. Confirm agreed repairs, check that utilities are on, and make sure keys, garage remotes and access codes have a handoff plan that works if your flight is delayed.

    Contingency planning when orders move

    Orders change. Build the possibility into the contract rather than discovering it mid-transaction. Keep genuine inspection, appraisal and financing contingencies, know each deadline by date, and understand exactly what you forfeit at each stage if you have to withdraw.

    Have a plan B written down before you need it: where the household goods go, where the family sleeps, and whether you rent short-term if the purchase slips. A backup plan on paper is what lets you walk away from a bad property instead of buying it because the alternative was undefined.

    Keep your agent, lender, insurer and title company on one email thread with the key dates in the subject line. Most closing delays are communication failures, and a relocating buyer cannot absorb many of them.
